What You Will Achieve

  • Manage construction work and project execution through all phases, from giving input on the feasibility of projects to the handover to the store management team.
  • Understand POP MART store layout criteria, scope, and requirements.
  • Manage project budgets, and schedules, and ensure landlord handover conditions meet POP MART standards in collaboration with external project management firms and the real estate team.
  • Manage a team consisting of project managers, facilities manager and coordinator.
  • Collaborate with other teams (design, real estate, operations, procurement, etc) to achieve company goals and encourage open communication.
  • Ensure and review GC's detailed project plans and deliverables, including clear permitting processes and timelines. Leverage external project management firms throughout the process.
  • Ensure timely delivery of all Owner Furnished Items (OFI) for project completion, collaborating closely with relevant team leaders.
  • Promptly escalate timing and quality issues to prevent time and cost overruns.
  • Develop appropriate project schedules and ensure budget, timeline, quality, and safety are all delivered/met for each project.
  • Select GC and architect for each project after evaluating proposals that include project plans, costs, and qualifications.
  • Lead site walkthrough through the entire project life cycle, from initial costing through final handover to the store team. Identify risks related to time and budget, resolve all on-site issues, and ensure perfect delivery.
  • Work together with the store design team and local architect to solve issues on site.
  • Understand all local code requirements and make sure all vendors deliver accordingly.
  • Execute final inspection working together with the construction manager before handover to store the operation team.
  • Lead post-project analysis and discussions. Identify opportunities and strive for continual process improvement.
  • Explain all variances to budget and timeline, as needed. Make sure to focus on root causes and resolving actions.
  • Ensure timely approval and payment of all invoices, working with the HQ team.

What You Will Need

  • BA/BS required (Preferred in Construction Management).
  • 10+ years of Construction Project Management experience (preferably in high-end retail).
  • Ability to manage multiple projects at varying stages of complexity simultaneously.
  • A general knowledge of standard operating procedures in regard to HVAC, plumbing, electrical, etc.
  • Proven ability to manage outside project management firms; familiarity with both UNION and Non-UNION based vendors, contractors, and Mall Personnel (Simon, Macerich, Brookfield, Westfield, Taubman, etc.).
  • Solid understanding of flagship and standard stores requirements and solid experience in rolling out many stores simultaneously
  • Ability to read architectural plans and schematic drawings.
  • Strong interpersonal and communication skills.
  • Proficiency in MS Office, primarily Word, Excel, Outlook, PowerPoint and MS Project.
